Before making any changes, think about your family and your means of living, or how you use the room in question. It’s also a good idea to get some ideas from magazines, especially if you’re not experienced with designing a room. Look around the house and find things that give you good feelings, things that trigger color cues and things that spark some inspiration on a design idea. This is the first step in a successful recipe. The rest of the formula begins with function.

FUNCTION

Aesthetics aren’t the only factor with interior design — it’s all about making the room work well. Achieving good function has various elements to focus on:

  • The focus: Some rooms have a natural point where the eyes immediately focus when entering the room, such as a huge window with a great view or a fireplace. If the room doesn’t have one, make one; you can lay a bright area rug or buy an extraordinary piece of art, for example.
  • The furniture: Of course, a room’s function rests heavily with its furniture; does it satisfy what you plan to do in the room? If something is the wrong size or doesn’t work well, swap it for something more appropriate or get rid of it altogether.
  • The arrangement: Just because you have the right furniture doesn’t mean it’s in the right spot. Use graph paper to plot out the room, measuring lengths and marking doors, windows, vents, switches and electrical outlets. Measure each piece of furniture and put it where it should go on the floor plan, remembering to keep traffic patterns open.
  • The lights: Lighting should be central to the room’s functions and for aesthetics. Each task will need illumination either directly from a light or indirectly from lights that illuminate the entire room for watching TV or conversing. Your choice in color, the amount of texture permitted and the style of furnishings all affect a room’s mood. Because there are so many factors involved in developing a mood, creating a theme by finding an inspiring piece can make the process much more interesting and easier to achieve. These are the important factors for developing a room’s mood:

  • An inspiring piece: As said, it’s easiest to have a source of inspiration. Whether it’s your favorite scarf, a certain pillow or even a high quality magazine photo, anything that gives you an idea is a good place to start. This is the basis of which you will choose your theme and colors.
  • The theme: Come up with a name for a theme based on your inspirational piece. For example, if you have a silk pillow with black lace, you might have a theme title such as “flirty feminine” or “formal elegance.” Be descriptive and you’ll find all kinds of ideas stemming from this theme. For instance, a flirty feminine room might have pastel colors, contemporary tables or curvy furniture.
  • Color cues: Naturally, the colors should support the theme you have selected. Often, the colors that work best can be found right on the inspiration piece you have chosen. As a general rule of thumb, you should aim for three room colors: One to dominate with the walls, carpeting and fabrics; one for secondary use, such as on accessories and other fabrics; and the accent color, used sparingly to add a burst of energy.
  • Patterns: Plaids, stripes, checks and many others make up the patterns to think about when you develop your theme some more. You can mix pattern types as long as they all share the same colors and use the same background color. It’s also wise to change up the scale of the patterns for variety.
  • Texture: Having too many nubby or smooth objects gets boring to look at. Mix it up to give the room a more interesting variety. Even patterns can become textures as they appear dimensional, adding some more depth to your design.
  • Furniture: The furniture you choose has another role besides function; they may work well but clash aesthetically. You can try to use paint, tablecloths or slipcovers to mask the problem with better colors, but if it cannot be salvaged, it must leave the room.

PERSONALITY

With everything else in place, now is your chance to add more of your own personal touches to a room with great planning ahead of it.

  • Accessories: The best decorating plans include area rugs, pillows, vases, pictures for the walls and tables and more. Of course, whatever you select should work with the theme, but you can be a little more lenient here; for example, adding some antiquity in a picture frame can spice up an otherwise contemporary room. Accessories can be pillows, paintings or photos and are generally found on the floor, furniture, mantelpieces and walls.
  • Something whimsy: While not mandatory, you might opt to counteract something in your room that seems sterile despite following all the rules. For instance, a fireplace may look nicer with a fabric cover.
  • Something unexpected: Alternatively, you can opt for something surprising, such as a bright and vivid ceiling.

Real Estate Investors Top 5 Secrets to Making Prosperous Investments in Miami and Dubai

Keep_Calm_Invest_In_Real_EstateReal estate investing has been around for centuries, but the factors shaping today’s real estate investing market and the strategies that work to succeed as an investor are markedly different than they were even just 5 or 10 years ago. However, some advice is timeless and can help you prosper as a real estate investor no matter what shape the market is in.

 

#1 – Invest in undervalued rental property on the fringes of desirable neighborhoods. Rental properties located in lower to middle income areas on the edge of more desirable neighborhoods typically sell for half the cost — or less! — of similar properties in bordering areas, but rent for about the same price. Your property has the potential of delivering a return of twice or more than the initial investment especially in hot real estate markets like Dubai and Miami.  Home Staging a rental property will also increase it’s value particularly in markets like Miami which do not have 5-star hotel serviced apartments unlike the Dubai market.

 

#2 – Don’t speculate. Invest in properties with proven cash flow. With speculative investing, you are left hoping and waiting for the property to increase in value. Investing in Emaar properties in Dubai have an excellent return on investment. And sometimes, this just never happens. Investing in middle to lower homes allows you to greatly increase your chance of having guaranteed profits because as the economy improves, lower class families move up to better homes and during economic downturns, middle class families move to lower cost properties.  Miami’s Downtown area which historically borders low income housing has seen property values dramatically increase over the last two years.  Moreover with new property developments being developed in the downtown area, price per square footage is very close to the coveted Brickell area with older units, making downtown a highly sought after area for investors to invest.

 

#3 – Increase the security deposit and decrease your risk. Two of the most costly problems for rental property investors are unpaid rent and risk of property damage. Raising your security deposit will help protect your profits and it will also help you attract more qualified renters.

 

#4 – Rethink your tenant pool. Most rental owners shy away from renting to families with children and pets because they are afraid of the wear and tear on their property in the US. But this is a mistake you should avoid. Families tend to be more responsible and take better care of the house, plus they already expect to pay higher security deposits and are actually the most likely group to become long term tenants because they have trouble finding other landlords willing to rent to them.  Or if they are expats in Dubai, you know their packages will cover the expense of their rent and it’s harder for families to leave the country than it is for a single person to abandon everything in Dubai and go back to their native country.

 

#5 – Communication is key. Negotiation skills are essential in real estate investing but instead of focusing on getting only what you want, work towards win-win solutions that let others know you have taken the time to understand their needs as well. Listen carefully and determine what is most important to the person you are communicating with. With practice, you’ll learn how to develop win-win deals that provide solutions to other people’s problems and lead to your own personal financial gain.

Sterling Home Styling’s Miami Realtor Home Staging Training Course will teach you the following:

 

Day 1:

10am to 1pm — We will discuss the theory involved in doing a home consultation.

  • Gain extensive knowledge of current trends in interior décor
  • Learn how to highlight a property’s strengths by utilizing design fundamentals such as color theory and space planning to achieve maximum results.
  • Learn the steps in conducting an initial consultation
  • Conduct a comprehensive evaluation of your client’s goals with a focus on layout assessment, color choices, interior décor and lighting as well as storage needs
  • Know when to make kitchen and bathroom recommendations for updates

 

2pm to 5pm  —  We will go on site and complete a group consultation for three condominiums.

  • Using the consultation process taught in the first half of the day, you will assess three properties and provide recommendations for home improvements and organization including basic design materials, designing with textiles, wall treatments, accessorizing and color palette selection as well as the arrangement of furnishings, window treatments, lighting, specialty flooring, artwork and décor selection and placement.

 

Day 2: 10am to 5pm  —  Group consultations.

  • You will continue to hone the home staging techniques you learned by performing group consultations with your actual clients for five different condominiums
  • Gain real-world experience as you learn about the most common design mistakes that home stagers make and how to avoid them.

 

Course materials include the Sterling Home Styling Home Staging for Realtors workbook on how to complete a room-by-room consultation, which can continue to be used for future client consultations.
