5 Reasons Why Realtors Should Hire Real Estate Home Stagers in Miami and Dubai

As seen on HGTV Property BrothersRegardless if the real estate market is up or down in Miami or Dubai, when selling a home, there are two factors that must be implemented to ensure a quick sale: 1. Price it right and 2. Instill the WOW factor.  Real Estate Home Staging provides Realtors with solutions in selling homes at the very best price in the least amount of time.  Real Estate Home Staging uses marketing strategies along with interior redesign conceptualization techniques in order to produce that WOW factor. Realtors want potential buyers to walk in and view a property as their home. The buyers can envision raising a family, living, entertaining and growing old there, and are willing to pay top value for it.

As a Realtor how many times have you seen a property that is visually unappealing, has too much furniture, has cracks in the walls that need fixing, needs cleaning or painting, has dreary lighting or is so bright you need sunglasses? The lawn hasn’t been mowed in months and the flowerbeds are filled with last year’s debris. Clutter is everywhere; there is no warmth; and maybe it even smells odd. How often have you spent endless hours trying to get the property in some semblance of order just to sell it at a rock bottom price? How much time and money has this type of property cost your bottom line?

Buyers and real estate investors are turned off by a property that looks this way. Potential buyers certainly won’t pay top dollar for it, or even bother to put in a bid at all. If you ask a real estate investor what they remember about the property a day after they view it, they may remember the multitude of colors, the cramped space with too much furniture, and personal items were everywhere, or perhaps they won’t remember it at all.

Here are five excellent reasons why Realtors should hire the services of a Real Estate Home Stager or why they should take a home staging course designed for Realtors – all of them ultimately increasing your bottom line.  Real estate home staging:

  1. Increases the Value of the Home: A well staged home has proven to sell for asking price or higher.
  2. Increases Curb Appeal: A stager uses their skill and expertise to position the home to look and feel its best inside and out.
  3. Increases the Turnaround Time of the Sale of the Home: According to studies a staged home sells 78% faster than a non-staged home.
  4. Increases the Return on Investment: A Realtor will make more money from the property sale and recovers the cost of real estate home staging and more!
  5. Decreases the Time a Realtor Spends Marketing the Home: A real estate home stager revitalizes the interior of a home, ensuring it is easy to maintain, enabling the realtor to focus on the negotiations of the sale.

Contracting a real estate home stager is a great investment and Sterling Home Styling can help any relator with all their home staging needs in Miami, New York, L.A. and Dubai.

Are you a Landlord or Real Estate Developer Having Trouble Renting New York Apartments? Home Style it to Rent it!

According to the New York Times, three-quarters of all homes in Manhattan are rental properties and the median income in New York to rent affordable property is $40,000.

Therefore perhaps the New Yorker real estate market should learn something from the booming property market in Dubai and offer furnished apartments to these individuals as a way for landlords to seal the rental deal in New York.  With rentals in New York being slashed all winter long, preserve the rental value of your property by offering it to be interior decorated and styled upon move in.

Let’s do the math here.  Furnishing a studio or one bedroom would be a $5000 or less investment if you purchased modern, contemporary furniture with wide buyer appeal in New York.  A kitchen and bathroom renovation would cost more than that.

According to Coldwell Banker in a February 14th New York Times article entitled Rent Check, Manhattan Rents Down, Incentives Are Up, “Take a typical one-bedroom walk-up, for example. In September, it rented for an average of $2,512 a month, the firm’s data show, but in October it fell to $2,326, or more than 7 percent. In November there was a further decline of nearly 2 percent, to $2,282, and in December yet another 2 percent slide, to $2,238. Last month, average rents slipped again, according to other firms’ data.”  The price differential is $300 and over 12 months equals $3600, which if you purchased $3600 worth of furniture, that does not have to be just Ikea, you could preserve the rental rate of $2500 for the unit and perhaps even rent out the unit for $2600 – $2750 as a furnished apartment to visitors who come to Manhattan during the winter months looking for better deals at prime location apartments than staying at hotels. Or landlords could rent the furnished apartment to an entry level professional moving to New York who would need to buy new furniture for the apartment anyway.

Let’s face it; students just out of college need new furniture for their apartments.  Or professionals going into there thirties would like to upgrade their post college lifestyle of living.  Of the millennials that live on their own and have a decent paying job, purchasing $3600 worth of furniture is an investment they would have to make anyway.  Paying $300 more a month just to have a New York apartment that is already furnished with contemporary furniture and wide renter appeal would be so much easier.  Copy and paste their college life into their new affordable interior styled New York apartment and they will pay the premium, which isn’t really a premium according to rental prices just 6 months prior.

Therefore home staging, home styling, and interior styling is the way for New York property developers and landlords to go to rent out affordable housing in Manhattan when rents are down and incentives are up.  Hire a home stager and interior re-designer today to mitigate your short-term incentives and turn them into long-term gains.

Why is it Important to Home Stage a Multi- Million Dollar Property

Vacant / Non Staged Homes Sit on the Market Longer

Vacant / Non Staged Homes Sit on the Market Longer

Home staging a multi-million dollar property is vital to closing a sale.  A first impression is everything when it comes to selling anything and is especially important when selling a home for millions of dollars.  A multi-million dollar home can be difficult to sell even in a great seller’s market however in a buyer’s market it is essential for a home owner or realtor to pull out all the stops.  In order to gain an edge in today’s volatile real estate market a home must be priced accurately, and look better inside and out than the competition. A proven method to expedite the property sales process is known as “ home staging.”  Home staging is even more important during economic twist and turns. Staging a home to perfection and selling the home at or above the asking price is a must. A multi-million dollar home sitting on the market costs the owner and the realtor time and money.

Three Important Facts About Home Staging

1. Staged homes sell 78% faster than un-staged homes. Studies show staged homes typically sell faster and for more money than empty homes. Hire a great home staging company like Sterling Home Styling that knows how to turn that multi-million dollar property into a home that sells fast and for top dollar. 94% of staged homes sold on average in one month or less and spent 80% less time on the market than those that were not staged.

2. Home staging is a smart investment and a cost-effective marketing tool for the realtor. It can be a deal-maker and sell a property for the best price in the shortest amount of time.

3. Home staging is very effective, it emphasizes a property’s strengths and minimizes the negatives.  It allows the home to be presented at it’s maximum potential. Staging a home tells the buyer the home is well-cared for and creates a positive first impression. It attracts the attention and appreciation of prospective buyers, and encourages them to consider how the property meets their requirements.

Home staging is necessary to help the future buyer see the beauty and the full potential of a home and goes beyond simply making sure that the home is sparkling clean. Home staging can be the difference between dreary and spectacular, or boring and exciting. A home stager’s job is to highlight the home’s best features, minimize negatives and make the house look and feel like a home. A well-staged home allows potential buyers to feel connected to the home, to visualize themselves living in the home and evoke the feelings of wanting to buy the home. In the case of million-dollar or more homes there are limited buyers – this can equate to tens of thousands of saved dollars in carrying costs. Staging rules apply for any home; however the main difference when preparing a luxury home for sale is that it is necessary to present and sell the “wow factor” of the home. A good home stager knows when to add new accessories or furniture to highlight the space, then play up or down certain features for successful showings. REAL ESTATE DEVELOPER + HOME STAGER = SOLD PROPERTIES!
